Dear Brother / Sister,
It is a favor and grant from Allah. Allah is the owner of the all property and He can forgive all sins if He wishes.
All the sins of a new Muslim are forgiven, except the violation of the rights of others. The good deeds done by the new believer before are not wasted; all his other (previous) sins are forgiven at the moment he becomes a believer.
